How a business term loan works

A term loan delivers one amount at the start and is repaid in scheduled installments over an agreed period, the term. Each installment covers interest on the remaining balance plus some of the principal, so the balance falls with every payment until it reaches zero. Because the schedule is fixed, a term loan suits a project with a known cost and a payoff that arrives over time: a renovation, an added location, a large equipment package or a build-out.

It suits recurring or unpredictable costs less well. Borrowing a lump sum for needs that come and go means paying interest on money you are not using yet; a line of credit is designed for that pattern.

What amortization means on a term loan

Amortization is the way each payment is split between interest and principal over the term. In the early payments, most of the money goes to interest, because the balance is at its highest. Later payments go mostly to principal. Two consequences follow:

  • Paying off early saves most when it happens early, because that is when the most interest is still ahead of you.
  • A longer term lowers each payment but increases the total interest paid. Compare offers by the total amount repaid, not by the monthly payment alone.

Ask the partner for the full amortization schedule. It shows the balance after every payment, which is what you need to plan a refinance or an early payoff.

Balloon payments

Some commercial loans are not fully amortized. The payments are calculated as though the loan ran for a long period, but the remaining balance falls due in a single large payment, the balloon, at an earlier date. That keeps regular payments lower, but it means you must have the cash, a sale or a refinance ready when the balloon arrives. If an offer includes one, write the date and the amount on your calendar before you sign.

Covenants and other conditions

A loan covenant is a promise in the agreement that lasts as long as the loan does. Common examples are keeping a minimum cash balance or debt coverage ratio, sending annual financial statements, keeping insurance on collateral, and asking permission before taking on more debt or selling major assets. Breaking a covenant can count as a default even when every payment is on time, so read them as carefully as the price.

Paying a business loan off early

Many term loans can be paid off before the end of the term, but the terms for doing so vary. Some charge a prepayment penalty; some reduce the interest you owe when you pay early; some charge the full amount of interest regardless. Ask the partner how early payoff is calculated, and get the answer in the agreement.

Projects term loans often fund in Onslow County

The county's business mix shapes the projects owners bring to us. Onslow County had 559 retail establishments, 436 in accommodation and food services and 304 in health care and social assistance in 2023 (U.S. Census Bureau, County Business Patterns 2023). For businesses like these, typical term-loan projects include:

  • a dining room renovation or a second restaurant location;
  • a store refit or a move to a larger unit;
  • a clinical build-out, an extra operatory or a practice relocation;
  • a larger package of equipment where an equipment loan or lease for each item would be awkward.

Contractors in the county also face demand from residential building: permits for 1,372 new housing units were authorized in Onslow County in 2025 (U.S. Census Bureau, Building Permits Survey). A contractor adding crews or a yard may look at a term loan for the expansion and equipment financing for the machines.

What to bring to the conversation

For a term loan, partners commonly ask for two or more years of business tax returns, recent financial statements, bank statements, a debt schedule and a description of the project with its cost. A quote or a contractor's estimate strengthens a request because it shows exactly where the money goes.

Summitreach Capital helps you assemble that picture and takes the request to partners that offer term loans. The four stages explain the path from first call to decision. Owners who want free, independent advice first can use the Onslow County help directory, and veterans and military spouses will find specific questions answered in the veteran and military-spouse guide. Local business figures are on the city page, and sector pages cover contractors, restaurants and practices.

How It Works

Owner Questions

Short answers to what owners ask most.

Another question? Call (910) 348-5386 and ask the office.

What is amortization on a term loan?

The split of each payment between interest and principal. Early payments are mostly interest; later ones are mostly principal, until the balance reaches zero.

What is a balloon payment on a commercial loan?

A large final payment of the remaining balance, due on a set date, on a loan whose regular payments did not fully pay it down. Plan how you will cover it before you sign.

What is a loan covenant?

An ongoing promise in the loan agreement, such as keeping a minimum cash balance or sending annual statements. Breaking one can be a default even if payments are current.

Can a business term loan be paid off ahead of schedule?

Often, but terms vary. Some loans charge a prepayment penalty and some do not reduce the interest owed. Ask how early payoff is calculated before you accept.

Does Summitreach Capital arrange SBA loans?

No. We do not arrange SBA loans. The SBA's North Carolina District Office is the place to ask about them.
